Maison Tejo

Privacy Policy

Last updated: 2 October 2026

This policy explains which personal data we receive when you use the Maison Tejo website, why we use it and how you stay in control of it.

We only collect what is useful to answer your request and assess your property. We do not sell your data. Only with your consent do we measure visits to the site with Google Analytics and how well our ads perform with Google Ads.

1.Data controller

The controller of the data collected on this website is Mickaël Afonso Domingues, an individual operating in his own name under the trading name Maison Tejo (short-term rental management in Lisbon, Portugal).

  • Operator: Mickaël Afonso Domingues, an individual operating in his own name under the trading name Maison Tejo
  • Legal form: individual operating in his own name
  • Tax number (NIF): 228265622
  • Address: Rua da Alegria, 54, 1250-007 Lisboa, Portugal
  • Email: maisontejo@gmail.com

For any question about your personal data, email us at maisontejo@gmail.com.

2.Data we collect

We receive four types of information:

  • the information you send us through our forms, by email or via WhatsApp (identity, contact details, property address and characteristics);
  • technical data automatically recorded by the website’s hosting provider, as for any website: IP address, browser type, pages requested, date and time of access;
  • your language preference and cookie choices, stored in your browser (see the Cookies section);
  • only if you accept it, measurement data collected by Google Analytics and, if you also accept ad measurement, by Google Ads: pages viewed, where the visit came from (for example a Google ad), clicks on the WhatsApp and email links, successful form submissions, without their content (see “Analytics and ad measurement (Google)”).

We do not ask for any sensitive data (health, opinions, etc.). Please do not include any in free-text fields.

3.Why we use your data

Your data is used to:

  • answer your contact request;
  • assess your property: address, Alojamento Local situation, readiness;
  • prepare, if you wish, a support or management proposal;
  • get back to you through the channel you chose (email, phone or WhatsApp);
  • keep the website working properly and securely, in particular against automated submissions (spam);
  • only with your consent: measure visits to the site and find out which pages, traffic sources and Google ads bring us requests, so that we can improve the site and our campaigns.

We do not sell, rent or trade your data. We do not sign you up to any newsletter. We do not use your data to show you personalised advertising.

5.Website forms

Contact form

The “Let’s discuss your property” form asks for: first name, last name, property address (street, floor or door if you add it, postcode, city), email address and phone number. The language of the page you write from is attached to the request.

This information is sent to us by email, through our email delivery provider Resend, so that we can reply and get back to you.

Alojamento Local eligibility form

This four-step questionnaire collects:

  • the property: address (number, street, postcode, city), property type, current use (main home, second home or investment), number of bedrooms, guest capacity, whether it is furnished;
  • the Alojamento Local situation: whether there is an AL number, what the building’s condominium rules say about short-term rentals, whether you would like help with the paperwork;
  • your project: how far along you are, listings already online, any work needed, preferred timing;
  • your contact details: first name, email address, phone number (optional, unless you ask to be contacted by phone or WhatsApp), preferred contact method and, if you wish, a free-text message.

These answers are sent to us by email, through our email delivery provider Resend. We use them to carry out a first check of your situation and reply to you. This assessment is indicative: it does not replace a decision by the competent authorities and involves no automated decision-making.

The content of the forms and your contact details are never sent to Google. If you have accepted analytics, Google Analytics only records the fact that a form was submitted successfully; if you have also accepted ad measurement, this information may be matched, in Google Ads, with the click on our ad.

If you arrive on the site from one of our ads, your request also shows the campaign, the ad group and the ad’s keyword, as they appear in the address of the landing page, as well as the landing page itself. These are not the words you typed into the search engine. This information is only used to find out which ads bring us requests; it is not stored on your device.

6.Contact via WhatsApp

The website lets you message Micka, from the Maison Tejo team, on WhatsApp. When you click this link, you leave the Maison Tejo website and use a service operated by WhatsApp (Meta group).

Messages exchanged on WhatsApp are subject to WhatsApp’s terms of service and privacy policy. On our side, we only use the content of these conversations to answer your request. If you have accepted analytics, we only record the fact that you clicked the link, never the content of your messages.

7.Analytics and ad measurement (Google)

These tools are only activated if you accept them in the cookie banner, each through a separate category: “Analytics” (Google Analytics) and “Ad measurement” (Google Ads). Until you have made a choice, or if you decline, no Google script is loaded on the site.

We measure visits to the site: pages viewed, approximate visit length, where visitors come from (search engine, ad, direct link), device type, country or region, as well as clicks on the WhatsApp and email links and successful form submissions. These statistics help us improve the site. Google Analytics does not store the full IP addresses of visitors located in the European Union.

Google Ads (“Ad measurement” category)

If you arrive from one of our Google ads and have accepted ad measurement, Google Ads can find out whether that visit leads to a request (a successful form submission) or to a click on the WhatsApp or email link. This information is passed to it by Google Analytics. It tells us which ads are useful, so that we do not pay for ads that are not.

No data entered in the forms (name, email, phone, address) is sent to Google: we do not use “enhanced conversions”. We use no remarketing and no personalised advertising: the “ad_personalization” signal is always denied, and the Google Ads tag does not use ad personalisation signals.

For Google Analytics, Google acts as a processor, under its data processing terms. For Google Ads, Google acts as an independent controller, under the Google Ads Controller-Controller Data Protection Terms. Learn more: Google Privacy Policy and how Google uses information from partner sites.

Google Consent Mode

The site uses Google Consent Mode (v2), which passes your choices to Google as four signals: “analytics_storage” follows your analytics choice; “ad_storage” and “ad_user_data” follow your ad measurement choice; “ad_personalization” is always sent as denied.

You can change your choices at any time using the “Manage cookies” link at the bottom of every page.

8.Cookies and browser storage

Strictly necessary (no consent required)

  • NEXT_LOCALE (cookie): remembers the language you chose (English, Portuguese or French). Duration: 1 year.
  • mt_consent_v1 (browser local storage): remembers your cookie choices so that we do not ask again on every page. Duration: 13 months, after which you are asked again.

Analytics (only if you accept)

  • _ga and _ga_… (Google Analytics): distinguish visitors and visits for statistical purposes. Duration: 13 months from your last visit.

Ad measurement (only if you accept)

  • _gcl_au (Google Ads): links visits to the site with Google ads for statistical purposes. Duration: 90 days.
  • _gcl_aw (Google Ads): records the click on our ad when you arrive from it. Duration: 90 days.
  • _gcl_ls (browser local storage, Google Ads): same role as _gcl_aw. Deleted if you withdraw your consent.

We use no remarketing or personalised advertising cookies. Google may also use its own cookies on its own domains (for example google.com), under its privacy policy. The website’s fonts and images are served from our own site. We use no social media trackers.

9.Service providers and processors

Your data is only accessible to the Maison Tejo team members who need it to handle your request. We also use service providers, who act on our behalf and on our instructions:

  • Netlify, Inc. (United States), the website’s hosting provider, which runs the site and keeps technical logs, as a processor under its data processing agreement;
  • Resend, the email delivery service used to send us the requests submitted through our forms (contact and eligibility);
  • Google (Google Ireland Limited and Google LLC), for Google Analytics and, if you accept ad measurement, Google Ads, only with your consent and in the roles described above;
  • our email provider, for email exchanges.

We do not share your data with any other third party, unless required by law (for example, at the request of an authority).

10.Transfers outside the European Union

Some providers may process data outside the European Union, in particular in the United States. These transfers are covered by the safeguards provided for by the GDPR:

  • Resend: European Commission standard contractual clauses and the EU–US Data Privacy Framework, to which Resend adheres;
  • Google LLC (Google Analytics and Google Ads, only with your consent): the EU–US Data Privacy Framework, to which Google LLC adheres, and standard contractual clauses;
  • Netlify, Inc.: the EU–US Data Privacy Framework, under which Netlify is certified, as set out in its data processing agreement; should that framework no longer apply, transfers would fall under the European Commission standard contractual clauses provided for in the same agreement.

11.How long we keep your data

  • Contact and eligibility requests: kept for as long as needed to handle your request and follow up on our exchanges. If no collaboration follows, we delete them as soon as they are no longer useful for that purpose.
  • If you entrust us with your property: your data is kept for the whole duration of our collaboration, then for the periods required by our legal obligations, in particular accounting and tax obligations.
  • Technical logs: kept by the hosting provider for a limited period, for security purposes.
  • Google Analytics statistics: 14 months at most, then deleted automatically.
  • Cookies and consent choices: see the durations in the Cookies section.

You can ask us to delete your data at any time (see “Your rights”).

12.Data security

We take reasonable measures to protect your data: access limited to those who need it, use of reputable providers, protection of the forms against automated submissions, no personal data in page addresses or statistics.

No system is infallible; if an incident affected your data, we would act in line with our legal obligations, including notifying the supervisory authority and, where required, the people concerned.

13.Your rights

You have the following rights over your data:

  • access: find out what data we hold about you and obtain a copy;
  • rectification: correct inaccurate or incomplete information;
  • erasure: ask us to delete your data;
  • restriction: ask us to temporarily stop using your data;
  • objection: object to processing based on our legitimate interest;
  • portability: receive the data you provided to us in a common format, where processing is based on a contract or on your consent;
  • withdrawal of consent: at any time, using the “Manage cookies” link at the bottom of every page, without affecting processing already carried out.

14.How to exercise your rights

Simply email us at maisontejo@gmail.com with your request.

We reply within one month. This may be extended by two months for complex requests; we would let you know. If we have reasonable doubts about your identity, we may ask you for proof.

15.Complaints to the supervisory authority

If you believe your rights are not being respected, you can lodge a complaint with the Portuguese data protection authority, the Comissão Nacional de Proteção de Dados (CNPD): www.cnpd.pt.

You can also contact the data protection authority of your country of residence. Feel free to contact us first: we will do our best to find a solution.

16.Changes to this policy

We may update this policy, for example if the website changes or if we change providers. The date of the last update is shown at the top of the page.
